Here are the details of the Telangana Layout Regularisation Scheme (LRS) 2024 charges:

  • For sub-registrar value of less than Rs 3,000 per square yard: 20% regularisation charge
  • For sub-registrar value between Rs 3,001 and Rs 5,000: 30% regularisation charge
  • For sub-registrar value between Rs 5,001 and Rs 10,000: 40% regularisation charge
  • For sub-registrar value between Rs 10,001 and Rs 20,000: 50% regularisation charge
  • For sub-registrar value between Rs 20,001 and Rs 30,000: 60% regularisation charge
  • For sub-registrar value between Rs 30,001 and Rs 50,000: 80% regularisation charge
  • For sub-registrar value above Rs 50,000 per square yard: 100% regularisation charge

Additional Charges:

  • Open space charges: If 10% open space is not available in the unapproved layout, pro-rata open space charges will be applied at 14% of the plot value prevailing at the time of registration, instead of the prevailing rate as on August 26, 2020.
  • NALA fee: The LRS regularisation charges include the NALA fee (for converting agricultural land to non-agricultural use). LRS applicants do not need to pay a separate NALA fee.

  • If the required road width is unavailable, the depth for widening should be evenly distributed on both sides. Water bodies within the layout must be preserved.
  • Regularization measures are not applicable for plots or layouts that fall under land ceiling laws, land disputes, title claims, or boundary issues.
  • For assigned lands, prior approval from the district collector is necessary.
  • In cases where only a few plot owners seek regularization in an unapproved layout, the layout pattern must be approved by the relevant authority.
  • Only copies of the sale deed or title deed will be accepted as valid documents. Agreements of sale or general power of attorney will not be considered as evidence.
  • Layouts or developments will not be permitted in the beds of any water bodies or areas up to the full tank level (FTL) of lakes, ponds, ‘Kunta’, or ‘Shikam’ lands.
  • Water bodies and courses must be preserved as recreational or green buffer zones. Development activities within these zones will be restricted as follows:

  1. 30 meters from the boundary of rivers, lakes, or ponds larger than 10 hectares.
  2. 9 meters from the boundary of lakes, ‘kuntas’, or ‘shikam’ lands smaller than 10 hectares.
  3. 9 meters from canal or ‘vague’ boundaries.
  4. 2 meters from the defined boundaries of Nalas or stormwater drains.
